WHAT DO YOU MEAN GREEN?

Not too long ago, I remember the Y2K panic movement to comply and prepare for the new millennium. Many people and businesses made ill prepared decisions that cost companies exponential resources and funds to comply and over-comply with a concept that could be better understood and managed with knowledge. Currently people are now discussing “going green” and all of a sudden, there are experts in the field ready to sell. The truth is, there has always been a green movement; however, only recently is the trend going mainstream in the United States.

How do we avoid costly, ineffective and impacting decisions to comply with what we are told is green, by a convincing salesman? How do we avoid making bad operational decisions and how do we proceed in the right direction to make cost effective decisions. First we must make the effort and take the time to educate ourselves and understand ‘What is Green?’

Going Green . . .

Going Green is a multi-faceted statement because it involves design, construction, material assignment, lighting & plumbing considerations, waste and water management, environmental service strategies and tenant outfitting; among others. Therefore, the question is how green do you want to be? To what level do you want to be committed to the sustainability of our environment?

LEED Certification

In an existing commercial real estate building a green strategy to achieve LEED Certification according to the U.S. Green Building Council would consist of a general custodial strategy, chemical usage and disposal, recycling, waste and water management, interior and exterior maintenance and system upgrades; among others. In partnership with an integrated business solutions company, such as, Clean Image Corporation (CIC), a property manager can effectively gain LEED Certification. Beware of using companies whose leaders are not experienced in green education and practice. For instance, other than green products there are processes of mopping floors, segregating soiled solution water from clean water and waste management processes that would directly impact your bottom line and your points toward LEED Certification.
